This 30 day notice to vacate Tennessee template (also called a notice to quit in Tennessee when no lease exists) gives you a legally-compliant document that starts the eviction process in Tennessee correctly. Use it for month-to-month tenants, holdover tenants after a lease expires, or when you simply need the tenant out without stating cause in counties that allow it.
In Tennessee, most residential month-to-month tenancies can be terminated by either party with 30 days written notice (Tenn. Code Ann. § 66-28-512). If the tenant has no written lease or the lease has expired and they are holding over, the same 30-day rule usually applies unless the property receives federal subsidies (different rules) or local ordinances say otherwise (currently none in Tennessee do).
The notice is officially called a “Notice to Terminate Tenancy” or “Notice to Quit” depending on the county. Whatever you call it – 30 day eviction notice Tennessee, TN notice to vacate, or Tennessee notice to vacate – the document must be in writing, delivered properly, and give at least 30 full days before the next rent due date or the end of the rental period.

I always recommend certified + first-class mail plus posting a copy on the door even when I hand-deliver – it eliminates almost every “I never got it” defense.

Do I have to give a reason in Tennessee?
No – for month-to-month or no-lease tenancies, Tennessee is a no-cause state after the initial term.
Can the tenant fight the 30-day notice?
Almost never successfully if you counted the days correctly and served properly.
Is this template good in Memphis, Nashville, Knoxville, Chattanooga?
Yes – same state law applies statewide. Some clerks have local cover-sheet requirements, but the notice itself never changes.
What if the tenant pays rent after I serve the notice?
Return the money immediately with a letter stating you refuse it and the notice stands. Depositing it usually waives your notice.
