California landlords must use either a 30-day or 90-day notice and include specific language about the tenant’s right to inspect the justification (Civil Code § 827). My California-specific template includes the exact required wording.
Texas has no statewide rent-control law, but most month-to-month tenants are entitled to at least 30 days’ notice (or one full rental period). Fixed-lease tenants cannot have rent raised mid-term unless the lease allows it.
Florida remains landlord-friendly with no cap and typically only one rental period notice required. Many judges still expect written notice.
