Unlike almost every other state, North Carolina uses a Due Diligence system instead of traditional inspection contingencies. The buyer pays a non-refundable due diligence fee (typically $500–$5,000) directly to the seller in exchange for the unilateral right to terminate the contract for any reason before the due diligence deadline.
