What Is a Quit Claim Deed in Minnesota and When Should You Use One?

A quit claim deed Minnesota (spelled “quitclaim” by the Minnesota statutes) is a legal document that transfers whatever interest the grantor currently has in real property to the grantee – with no warranties or guarantees about title. Minnesota Statute § 507.07 specifically authorizes quitclaim deeds and defines them as conveying “all the right, title, and interest of the grantor in the premises described, but shall not extend to after-acquired title unless words expressing such intention be added.”

How to Fill Out the Free Minnesota Quitclaim Deed Form (Step-by-Step)
