A Utah Notice to Vacate is the required first step in the legal eviction process (known as “unlawful detainer” in Utah). Under Utah Code § 78B-6-801 et seq., you cannot file an eviction lawsuit until the tenant has received proper written notice and the statutory waiting period has expired.

Required language is found verbatim in Utah Code § 70C-7-110(2). My template includes the exact wording courts expect – missing even one sentence can get your case dismissed.

After the first six months of tenancy, Utah landlords may terminate month-to-month leases with 15 calendar days’ notice – no reason required (§ 70C-8-104).

No. For standard private rentals, 15 days is sufficient after the initial 6 months.

Is there still an eviction moratorium in Utah in 2025?
No. All COVID-era protections expired years ago.
Can the tenant fight the eviction?
Yes – they have 3 business days to file an answer once you file the summons and complaint.
