A quit claim deed in Arizona (sometimes spelled “quitclaim deed”) is a legal document that transfers whatever interest the grantor (seller) has in real property to the grantee (buyer) without any warranties of title. Unlike warranty deeds, a quit claim deed offers no guarantee that the grantor actually owns the property or that the title is free of liens.
