1. Parties and Property Description

Include full legal names and the complete legal description from the deed (not just the street address). Indiana law requires the legal description to be exact (see IC 32-21-1-1).

Clearly state the total price, down payment, interest rate, monthly payment amount, payment due date, and balloon payment (if any). Indiana caps interest on land contracts at the rate allowed under IC 24-4.5-3-404 for supervised loans.
