Legal title remains with the seller until the purchase price is paid in full or the contract is refinanced. In Indiana, these agreements are governed primarily by the Indiana Home Loan Practices Act and general contract law found in Indiana Code Title 24 and Title 32.
Land contracts are especially popular for unimproved property in Indiana—vacant land, farmland, hunting parcels, or lots—because traditional mortgage financing can be difficult to obtain for raw land.

Include full legal names and the complete legal description from the deed (not just the street address). Indiana law requires the legal description to be exact (see IC 32-21-1-1).
