As a real estate attorney who has drafted and reviewed hundreds of residential leases across Nevada for over a decade, I created this completely free, downloadable month to month lease agreement Las Vegas landlords and tenants can use with confidence in 2025. This Nevada month to month rental agreement template is written to comply with NRS Chapter 118A and the specific termination rules that apply statewide, including Clark County and the City of Las Vegas.

Download Free Nevada Month-to-Month Lease Agreement (PDF)Nevada remains one of the most landlord-friendly states when it comes to terminating a month-to-month tenancy. According to NRS 118A.330 and the official summary published on IRS.gov-linked resources for rental housing providers, either party (landlord or tenant) may terminate a month-to-month rental agreement with just 30 days written notice in most Nevada jurisdictions. In certain rent-control or subsidized situations the period can extend to 60 days, but for private market rentals in Las Vegas, Henderson, North Las Vegas, and Reno, 30 days is the standard.
Las Vegas and Clark County follow the state statute exactly – there are no local ordinances that extend the notice period beyond the 30 days required by Nevada law (unlike California cities that often mandate 60 days).
After years of updating templates for clients in the Las Vegas Valley, this version contains every clause I recommend in 2025:
| Section | Required or Recommended by Nevada Law |
|---|---|
| Parties & Property Description | Required |
| Month-to-Month Term & Termination Language (30 days) | Required – cites NRS 118A.330 |
| Rent Amount, Due Date, Late Fees (max 5% per NRS 118A.210) | Required |
| Security Deposit (max 3 months’ rent – NRS 118A.242) | Required |
| Required Las Vegas/Clark County Disclosures (bed bugs, mold, foreclosure, non-refundable fees) | Required by NRS 118A.200 & local ordinance |
| Utility Responsibility Schedule | Highly recommended |
| Pet Policy & Fees | Recommended |
| Smoke/Carbon Monoxide Detector Acknowledgment | Required |
| Move-In/Move-Out Inspection Checklist | Strongly recommended |
| AB148 Crime-Free Addendum (common in Las Vegas complexes) | Optional but widely used |
In my practice, I see the same preventable errors repeatedly:
Here is the exact language I use for clients:
THIRTY (30) DAY NOTICE TO TERMINATE TENANCY
Pursuant to Nevada Revised Statutes 118A.330 and 40.251, you are hereby given notice to quit and deliver possession of the premises located at [Address], Las Vegas, NV [ZIP] on or before [Date – exactly 30 days from delivery].
No. Rent increases also require 30 days written notice and can only take effect on a rental payment date (NRS 118A.300).
If nothing is signed and rent is paid monthly, Nevada law automatically creates a month-to-month tenancy with the same 30-day termination rights.
As of November 2025, no statewide legislation has extended the 30-day notice requirement for private market rentals.
No registration is required for standard residential leases. Only short-term rentals (under 30 days) need a permit in unincorporated Clark County.
I update this Nevada month to month lease agreement every January and after any legislative session. The current version is compliant through at least December 31, 2025.

Again, this is not legal advice. Laws change. Consult a Nevada-licensed attorney for your specific situation.
