California: Include the tenant’s written authorization (Civ. Code § 1950.5, § 1946.2). Never disclose security deposit disposition without tenant consent.
Texas: Texas Property Code § 92.352 protects former tenants from retaliatory negative references. Stick strictly to factual payment and lease compliance data.
