Always include full legal names, mailing addresses, and the exact rental address. Courts hate “John Doe” agreements.
State the exact arrearage amount and period. Example: “Tenant is indebted to Landlord in the amount of $4,800 for unpaid rent from March 1, 2025 through October 31, 2025.” This prevents later disputes.
The tenant admits the debt is valid and waives defenses. Critical for summary judgment if you later sue on the promissory note portion.
Two common structures work best:
